Colonial Square Homes Cooperative Townhouses is a group of 251 townhouses offering six different home styles, from one-bedroom single-story to two-story four-bedroom units. 

Put this luxurious size together with the fact that you have no responsibility for the interior – exterior maintenance, yard work, snow removal, trash collection, water bills, or normal appliance maintenance and replacement, and you may begin to see some of the advantages.  Add the fact that the coop offers a Basketball court and park for use by its members, and the advantages mount.

History of Colonial Square homes as a Cooperative

Membership in a housing cooperative is more than an application for a place to live. It is the first step that may lead to your participation in the cooperative ownership of a housing development.   The cooperative has been incorporated as a nonprofit housing corporation to acquire, own, and operate a housing development consisting of semi-detached houses, the permanent occupancy of which will be restricted to members of the cooperative. 

The corporation will deliver your membership certificate representing your interest in the cooperative corporation. Each unit  of the corporation will have one vote. The corporation’s affairs will be conducted by a Board of Directors elected by the membership.

Colonial Square is being developed in two sections; the title was vested in a single cooperative corporation — Colonial Square Homes, Inc; the management and operation of the several sections were combined; the members will elect five Board of Directors to govern the entire housing development. 

The 251 dwellings in Colonial Square will include 19 one-bedroom, 89 two-bedroom, 30 2 bedrooms with 1.5 baths, 57 three-bedroom, and 56 four-bedroom units.   All except the one-bedroom dwellings have basements. 

All dwellings come equipped with refrigerators, ‘gas ranges with hoods, gas furnaces, gas water heaters, garbage disposals.   

Members will be able to improve their garden and patio areas, subject to general regulations established by their Board of Directors, particularly concerning such matters as fencing and retaining walls.

They serve on committees with various responsibilities such as new member selection, maintenance, finance and newsletters. The final decisions and responsibility rest with the members.

Tax Deduction
It is to be noted that as a resident owner in the cooperative corporation, you may deduct from your annual taxable income your proportionate share of the real estate taxes and mortgage interest paid by the corporation. These are the same deductions allowed to individual homeowners and constitute one of the major financial advantages of cooperative ownership. Your cooperative corporation will give you the applicable information annually.
Democratic Basis
It gives the residents··a greater in­sight and appreciation of the democratic process in general; Cooperative residents typically occupy their dwelling units for longer terms than renters. The members thus become better acquainted with their fellow residents and learn to work together for the overall betterment of the development and the community. Working together makes for better understanding between individuals of different backgrounds and income levels.
Board of Directors
The affairs of the Cooperative will be conducted by a Board of Directors elected by the membership as provided in the By-Laws. The Board performs essential duties such as engaging a management agent. Development establishing eligibility standards for admission to membership; determining the degree and type of maintenance and services; promulgating rules and regulations about the use and occupancy of the pre­mises; and adopting an operating budget
