Colonial Square Homes Cooperative

Our Cooperative is comprised of 251 units, the majority being cooperative memberships. There are a few units available for rental. The office and upstairs community clubhouse are located at 2110 NE Parvin Road. The clubhouse is available for rental by members for a small fee and security deposit.

Colonial Square Homes is composed of two adjacent tracts, A & B. Tract "A" has 118 units and is a large cul-de-sac with a single entrance off Parvin Road. Tract "B" has 133 units and an entrance off Parvin Road as well as a rear entrance off NE 43rd & N. Antioch Rd. A fenced basketball court is located between the two tracts. The Cooperative has several playgrounds located conveniently through the grounds. The Cooperative has large clean trash dumpsters located conveniently throughout the complex. Paved sidewalks are located throughout the Cooperative. A nice shady public park is located adjacent to tract "B". Public bus stops are located at the entrances to the Cooperative. We are located within walking distance of several convenience stores as well as a laundry. Two of Missouri's premiere amusement parks are located within a 5 minute drive, Worlds of Fun and Oceans of Fun. We are just 20 minutes from KCI airport. The area is served by several shopping malls, churches of all denominations, and numerous civic organizations. The fire station for this area is only one mile away, and the area is served by several hospitals with the closest, NKC Hospital (Trauma Rated) being only 5 minutes away

About Cooperatives

Members Are Owners

A housing cooperative is a corporation owned and governed by the people who live there. When you move in to a cooperative, you become a member of a community and a shareholder in a corporation. you become a member of a community and a shareholder incorporation, which holds title to the property. A Board of Directors is elected by the members of the cooperative. The Board establishes standards to keep the community a pleasant place to live, and sets down those standards in the Rules & Policy documents.<br><

Membership is similar to renting in terms of convenience. You make one payment a month without worrying about insurance, taxes, mortgage payments or maintenance.

Tax and Interest Deductable

It’s like owning a house in many ways. You can deduct from your federal income tax return that portion of your monthly charges that go toward real estate taxes and mortgage interest. What you are able to deduct will depend on your tax situation.

No Maintenance

It differs from owning your house in that you are not personally liable for the mortgage and that you do not take care of the maintenance. The Board of Directors sets maintenance standards and retains a professional management firm to supervise the staff. Except for interior redecorating, your home is maintained for you. Complete exterior care includes structural repairs, lawn and shrubbery care, snow and trash removal, and outside painting. Major interior repairs include routine handyman work, maintenance or replacement of plumbing and electrical systems, appliances and any damage not caused by your negligence.

No Landlord

Monthly carrying charges do not exceed the actual cost of owning and maintaining the property. There is nothing added for profit.o.
